			<content:encoded><![CDATA[<p>A Real Estate Bird Dog is a property locator for one or more investors.  The information this &#8220;Bird Dog&#8221; provides determines how much he is paid.  This information could be as little as an address of a distressed property or as much as the owners contact information, the reason for the sale and price. The real estate bird dog basically locates properties for those who want to invest in real estate property. The investor will pay a fee for the service. Once the property is given to the investor, the bird dog will have no links to the property.</p>
<p>A real estate bird dog has three key duties – locating, research and compilation. The main duty of a real estate bird dog is to scout for deals for the investors. A good real estate bird dog besides locating properties for the investor also has the ability to research the background of the ugly or foreclosed properties. Once the locating and research are complete, the bird dog should compile and gather the information in an easy to understand format for the investors. The bird dog must be able to explain the details contained in the report to the investors for their evaluation of the leads.</p>
<p>Many wholesale investors depend on real estate bird dogs to find investment properties. Real estate bird dogs with a proven track record and consistent ability to find profit generating properties can demand greater fees for their services. By using the services of a real estate bird dog, an investor can concentrate on more profitable activities: negotiating with sellers, putting together winning proposals, and moving on to the next deal.</p>
