I think this week goals is to start marketing more through Craigslist, Backpage, and Kijiji to bring in leads while, at same time seek out REO properties, and pre-foreclosures. I need step the marketing and drive people to me, rather than the other way around. Last week sent out 73 postcards, 15 pre foreclosure letters. I hope hear something soon.

Today’s lesson is especially important if you don’t have any particular expertise with this technique. Please pay attention carefully, print it out, and then re-read it later:

The process of using classified ads to generate sales for any product – whether it be an original product or an affiliate product – is often over-simplified or even discouraged altogether. This is, in part, because it actually is one of the harder ways in which you can advertise. It requires you to use a small amount of words to communicate an important point, which will either make or break your ability to garner interest in the product in question. In most cases, supposed experts will discourage you from using classified ads because they themselves have never had much luck using them – not because classified ads aren’t a viable method of advertising. Just look at the number of people that are viewing Craigslist at any given moment, the true “trick” is capturing those eyes and getting the click.

So how can you use classified ads correctly to generate a considerable amount of traffic to your affiliate product sales page?

The first step entails finding viable places to advertise. Again, many of the so-called experts will jump in and either tell you to use free sites or that free sites never work. The truth here, too, is somewhat in between: free sites can work, but you must use them carefully. For instance, if you want to generate traffic from sites that allow you to post free classifieds, you will have to find ones that actually receive traffic themselves.

An example of a site that receives a massive amount of traffic, was mentioned above, craigslist, it’s free but allows you to post classified ads, which you can find at the following URL: http://www.craigslist.com.

As long as you post classified ads in the proper section, you can do it completely free of charge. Additionally, you can do this on each of the craigslist sites for the metropolitan areas in the United States.

If you go to Craigslist, you’ll notice that you are, by default, sent to the San Francisco Bay Area site, where you will find a giant word cloud of different terms and cities. You can access all the other metropolitan area craigslist sites through this portal. What you’ll want to do next is start looking for Craigslist cities that allow you to post ads for free. These aren’t too hard to find. Simply browse through the list of cities until you encounter them.

Once you’ve found a number of city sites where you can advertise, all you’ll need to do next is click on the word cloud text button that best matches what you plan to sell. Is your product related to health? Does it tell people how to make money? Does it tell people how to make crafts with their children? Take this into consideration when selecting a category.

Once you’ve selected your category, everything is pretty straightforward. Simply click the “post” button, add a short but powerful ad (which directs viewers to your site), and then duplicate this process on other craigslist sites while you wait for the traffic to start rolling in.

It is important to remember not to abuse your positing privileges . If craigslist members flag your posts for whatever reason, do not repost. Craigslist is a valuable place to put your classifieds; and abusing it could prevent you from having any access at all.
Another place you can post free classified ads is Yahoo. You can find this feature at the following URL: http://classifieds.yahoo.com/. Again, as long as its on topic, you can post a classified at for whatever you want.

Another classified ads site you may want to check out is US classifieds, which you can find at the following URL: http://www.usfreeads.com/. This is a massive classified ads site, where you will find a lot of both buyers and sellers. Most products are physical; however, there is no rule prohibiting the sales of electronic products.

Other good classified ads to sell on include the following: http://www.kijiji.com (new from Yahoo – craiglist’s big competitor), http://www.livedeal.com, and http://www.classifiedads.com/. In addition to these sites, you will want to scour Google in search of local classified ads sites. There are literally hundreds of sites that actually receive traffic and will let you post an ad for no charge at all. Additionally, some of them will allow you to post the URL of your site in that ad, allowing you to get a backlink from a highly-ranked site in the process.

Now, with this in mind, you will want to consider the best way in which you can construct your classified ad. I personally suggest creating a headline or first line that uses psychological triggers. Remember: with classifieds, you’re not paying by the click. It’s either free or you’re paying for a certain period of time or impressions, so your goal should be to generate as many clicks as possible, so use words like “cheap,” “free,” “proven,” and “shocking” to draw attention to your ad.

Once you have successfully drawn attention to your ad through the headline, you will then want to seal the deal by providing viewers with a reason to click through, provided that your affiliate product is something they will want to buy. You can do this by explicitly stating a quantifiable benefit in the second line of the classified ad – and then stating a crucial feature in the third line.

The best way to test your classified ads before they go live is to simply ask one of your brutally honest friends or family members. Ask them whether it would catch their attention; and, if so, whether or not they’d consider purchasing it (if, indeed, it was something they are interested in). It sometimes hurt to hear the brutal advice of others, but this can be quite helpful, since it is often hard to see your own flaws.

Once you have gained some experience posting ads on free classified ad mediums, you will want to move on to major electronic publications, including large e-zines and authority sites; however, before you do this, you could be confident in the classified ad and your conversion rate.

Darren Dicke’s “Driving for Dollars” Tips

 

 

 

darrenDarren Dicke shared with me a KIILER TIP about how he finds and sells wholesale deals — so simple and brilliant — and I wanted to share it with you today.

Darren calls this tip “Driving for Dollars”.

Here’s how it works…

When Darren is driving around neighborhoods in Columbus, he looks for houses with “For Rent” signs in the front yard. When he finds one, he pulls over, gets out his cell phone, calls the number on the sign, and asks the owner of the house (the landlord) these 4 simple questions:

1.  “I’m calling about the house you have for rent on 123 Birch Ave.  Would you be interested in selling the house?”

(If they answer “no”, he asks…)

2.  “Do you own any other houses you’d be interested in selling?” (If this answer is “no” to this question, he then asks…)

3.  “Do you know anyone else who has houses that they may be interested in selling?” (If this question is also answered “no”, he asks…) 

4.  “Are you looking to build your personal portfolio?  From time to time, I come across houses in this neighborhood. Would you like me contact you when I know of a house that becomes available for sale in the area?” 

Approximately half of all the deals that Darren does is a result of him asking those four questions.  The first 3 questions get him seller leads, and the fourth question allows him to add qualified names to his buyers list (landlord buyers).  If any of the first 3 questions are answered “yes”, he treats it like any other seller lead.

During my interview with Darren, I suddenly got the idea that you could also apply this tip to houses you see advertised for rent on Craigslist.com, in your local newspapers, and in the Thrifty Nickel and Greensheet papers.

Just contact landlords with houses for rent and ask them the 4 questions above.  You are certain to find some motivated sellers (burned-out landlords) and some very qualified landlord buyers (for your deals)… that can easily turn into a big payday for you in a short period of time!

P.S.  Here’s another tip:  You can also automate this process by compiling a list of phone numbers of houses for rent in your area and then send out a recorded voice broadcast that says something like…

“Hi, my name is [your name].  I’m calling about the house you have for rent.  I buy houses in your area.  If you’re interested in selling this house or any others, please call me.  Also, from time to time, I come across houses in your neighborhood.  If you’re looking to add to your personal portfolio and want me to contact you when I find houses in your area, also please call me.  My telephone number is 555-5555.  Again, that’s 555-5555.

Ok been gone for a while been kind of busy, but I think I am ready to resume blogging. But in these last few weeks I have  been putting in some work. I finally got sweet victory off my code compliance code violations list I close a deal in Hampton.  I think my determination and dedication paid off.  I think where most investors would have thrown in the towel after one or two returned letters and a non listed phone number, but as a good wholesaler I decide to drive to the property to check it out. BAM! First thing I seen when I got there was the classic “For Sale” sign with faded phone number. Wait minute…do you smell that? Yep, smell of a motivate homeowner.  So, I call the number talk with the homeowner I find out that it was his father house who passed away two year ago. Hmmm, its starting smell pretty good right now, but the homeowner was tick off about his property being on the Code Compliance list. We set up appointment for the following week, he had to talk with his brother who lived out of town.

Ok, the house has 4 bedrooms, 2 bathrooms about 1800 sqft it needed a total rehab ARV 190,000-200,000 it was 45,000 repairs, but the city got involved pushed the repair price 80,000 flood insurance you name the deal almost with south, but we got it done. I made one call to one of my buyers the house went so fast I didn’t put on my buyers list. Great! So, what I learned here is follow up, follow up and follow up

Chinese drywall is the latest homeowner nightmare in communities that experienced rapid construction following the hurricane seasons of 2004 and 2005.  The Consumer Product Safety Commission has estimated that almost 7 million sheets of drywall was imported from China to the United States during 2006 and during that year and 2007 thousands of new homes in at least 27 states and the District of Columbia were built using this product.

States that seem to be most affected by this problem are Florida, Louisiana and Virginia, but any community that saw heavy development in 2006 and 2007 could be impacted.  New homes completed during 2006 and 2007 are, of course, also prime targets for being under water with the mortgage, and Investors working these newer construction areas will very likely run in to homes where Chinese drywall could be an issue.

Thus far, the CPSC has received 1501 complaints of fast-corroding metal and electrical components, as well as some human health concerns, from what is suspected to be radioactive phosphogypsum in some imported drywall.  This wallboard may also emit sulphur.

The CPSC to date has made field trips to China, visited mines and factories where this product is made and taken samples both in China and from complaining homeowners in several states.  The Florida Department of Health and the EPA National Air and Radiation Environmental Laboratory have tested the drywall samples for the radioactive material, and fortunately, no radiation at levels capable of harming humans has been found. The CPSC continues to investigate health concerns, but, to date, no direct link to the Chinese drywall has been found for the reported instances of dry and itchy eyes, asthma and other respiratory symptoms.

Structurally, the concerns that are being investigated, according to the CSPC report include:

  • “Electrical components including residential wiring, receptacles, switches, circuit breakers, panel boards, ground fault circuit interrupters (GFCIs), and arc fault circuit interrupters (AFCIs).Possible concerns with electrical components include:
    • Deterioration of connections such as where a wire is connected to a receptacle or where a circuit breaker is installed in a panel board. A degraded connection could develop hot spots resulting in overheating and possibly fire.
    • Erosion of copper conductors over time, reducing conductor cross-sectional area and compromising its physical integrity. If the corrosion is progressively eating away at a wire, the wire would eventually lose its capacity to carry current and start to overheat or become physically weak and break.
    • Damage to circuit traces or electronic components on printed circuit boards causing failure of protective devices like GFCIs, arc-fault circuit interrupters, and smoke alarms, which can present shock and fire hazards from the loss of protection provided by these devices.
  • Gas service components including flexible connectors and copper piping. The concern is that potential gas leakage due to corrosive pitting of piping could present a fire or explosion hazard.
  • Fire safety components including smoke alarms and fire sprinklers. For smoke alarms, potential concerns include damage to electronic circuitry and degradation of the sensor. Either condition could result in an inoperable smoke alarm. For fire sprinklers that use metallic fusible elements, potential concerns are that corrosion may adversely affect activation temperatures. Failures of these devices can put consumers at risk.”

Check out the CSPC Drywall Information Center for examples of what to look for to determine whether the home you are considering for purchase has Chinese drywall.  There is no definitive test as of yet to determine the presence of harmful elements in drywall.  You can look for evidence of corrosion around receptacles and other metal items, failure of copper piping in air conditioning units, and possibly a smell similar to rotten eggs coming from the drywall.  “Made in China” will appear on the back, unexposed side of the drywall.

Perhaps simplest would be to locate the builder and ask for a listing of materials used.  In some communities local real estate agents, building departments and builder associations may have lists of builders who have used Chinese drywall.  In some cases these builders may have set aside funds to fix the problems of affected homes.

Certainly, many Investors will want to avoid knowingly putting a home with a Chinese drywall problem under contract.  It may be difficult to sell this structure, particularly if you are looking for a retail buyer.

On the other hand, some more experienced Investors may view this problem as an opportunity.  After all, it is one more reason why the lender is going to want to offer a steep discount to get rid of this property, and many rehabbers will be eager to snap up homes with this type of problem to fix up and advertise as a completely remodeled home for resale or rental.

Each person’s disaster is another person’s opportunity.

The jury still seems to be out on how serious this problem actually is, and the courts will probably be judging class action suits against distributors and builders using Chinese drywall for years to come.

If you are experienced enough to know what you are dealing with and have solid repair cost estimates, the Chinese drywall problem may turn into a silver lining instead of a headache.

Good Week

mnopoly houseWell, I have received some disturbing news this weekend my unit may be deploying next year.  It will be my 3rd deployment 2 reserves one active duty.  It’s not really bad new I sign up for this, but I hate leaving my family for whatever time we have to do.  Anyway this was pretty good week I have an appointment to go on Monday.  It’s code violation 2 bathrooms 1 bath 1730sqft comp are around 185K-190K close to the bay.  Yeah, sound good so far, but I think this a probate the owners are brothers one live here in Virginia the other is in Kentucky. So, I will give more details after my meeting tomorrow.  Oh, here is an update to Bruton Ave and Temple Ave I was doing some detective work trying to find the homeowners.  Well, Temple Ave no dice Bruton Ave I sent a letter with “Address Service Requested” still waiting for something.  Oh, if you don’t know Bruton Ave and Temple Ave are tax liens properties from tax lien list that I put together at the courthouse.  Ok, that’s all for today.

Hey, I like talk about doing a Massive Direct Marketing Campaign.  The method I use to finding discounted property is called the Massive Direct Marketing Campaign.  This method is nothing more than a targeted mailing.  You will pick a specific area to mail in. This could be neighborhood, sub-division, zip code or simply a series of streets. Than you send them a series of postcards to find prospective sellers who may be interested in selling their property or seller who may have been thinking about putting their house up for sale but just have not done it yet for one reason or another.  The idea here is simply send out a lot of postcards.  Remember,  it‘s a number game.  If you contact enough people over the course of time you will get an interested seller. Eventually, you will get some sellers to sell you their property at a discount.
